Do I need planning permission for my building??

We always advise clients to check with their local planning office, especially if the property is listed, or in a sensitive designated area. Planning permission will be required for a ridge height of over 4.0m or if it is closer to the front boundary than the dwelling.  For more specific information please refer to the planning portal – click here

What is permitted elopment??

For a building to be confirmed under permitted elopment it will need to meet certain criteria, in some areas this can be restricted or just not possible particularly if a sensitive designated area.  Please refer to the planning portal – click here

What is the difference between building regulations and planning permission??

Simply – Building regulations are standards for design and construction, Planning guides elopment of our surroundings such as the use of land and the environment along with general appearances .  They are separate processes. Click here to refer the the planning portal.

Do I require building regulations for the timber structure (not to be confused with planning permission)??

Many buildings are exempt from Building Regulations BUT if placed near a boundary, connected to a dwelling or over 30 sqm it is likely compliance will be required. Please refer to the planning portal – click here

Do I require building regulations for the foundations??

Foundations are required to carry the load of the building safely and will vary from one project to another and will be subject to such things as local ground conditions, surrounding trees, drains and sewers.

Do Equestrian & Agricultural Buildings require building regulations??

Many are exempt, but there may be exceptions such as a commercial yard or a building close to a boundary that may prove to be a fire risk

Can I complete the building regulations myself??

Yes you can and we can help with some generic information on your building for free.  However it may be necessary to provide additional specific information such as full structural calculations which maybe chargeable.

Can Ascot complete the groundworks??

We are happy to introduce a ground worker who has worked alongside Ascot before, ground working is a specialist skill and many of our clients are happy to use a builder they know and have worked with before or may even be working on site already.
